Well i decided to use some of my gains to pay for me to get a real estate license. Hopefully i can do well in real estate so i get more money to invest :)

Lot's of inventory on the market these days, real buyers market. You'll need to work pretty hard this year and probably the next until things get more balanced. There is lot's of money out there though even now, hope you find it or it finds you.

My friend got his license last year. The key to being sucessful in real eastate is to put in the time. You'll have lots of crappy hours, but it should be worth it as people start giving you referrals. The good news is many people are giving up working as agents as the market has soured. The easy money is gone. So try to learn as much as you can and take the extra classes that are available to you. If you stick with it and learn the ropes, you should do well when the market starts to pick up again. Good luck!

^5 ub! imo, surviving/ learning in a difficult beginning will make you that much more able to thrive when times are good.

like with trading- its easy to be good when the market is up.

i find most of the successful real estate agents i work with buy homes, fix them up, and sell them, its the best way to generate money, plus you get to meet all kinds of investors who want to buy and sell with you. you end up as the first person people call to dump a house if they get in over their head. the normal agent who just represents a buyer or seller is a tough way to make it in the biz, especially now, best of luck

UB, what part of the country are you in? I am always looking for values, I prefer beachfront but could be convinced to consider any resort/vacation area. Good rental history a serious plus, management company in place even more serious place. Must be a minimum of 50 miles from philly.
